We know that appliances like the refrigerator, washer, and dryer can make day-to-day living much easier — and in many homes, you’ll find them already there when you move in.
But here’s something important to keep in mind:
Some of these appliances are included in the property as a courtesy only — and in most cases this is clearly stated in your lease agreement.
Let’s break down what that really means:
📄 It’s in the Lease: Courtesy Appliances Only
If your lease agreement specifies that while a refrigerator, washer, or dryer may be present in the home, but they are not part of the leased premises, this means they’re provided as a courtesy to make things more convenient — not as a guaranteed or maintained feature.
So while they’re there to use, the repairs are not covered under your lease terms like the rest of the home’s systems or included fixtures.
🛠️ What If One Stops Working?
Since these courtesy appliances aren’t covered, repairs or replacements are the tenant’s responsibility.
That said — property managers are here to help. If you choose to repair an appliance, they can assist with scheduling a vendor or connecting you with someone reliable. You’d just be responsible for the cost.
Prefer to use your own? No problem at all!
👉 Just let them know and they’ll arrange to have the courtesy appliance removed so you can bring in your own.

- Some residents already own their own and prefer to use them.

- If you’re using the appliances provided, great! Just keep in mind that maintenance or replacement is up to you.
- If you’d rather bring your own, the existing ones can be removed for you — just ask.
