RPM Ideal Tenant Screening Criteria

Application Fees: Application Fee: $75 per applicant: Each occupant 18 years or older must complete a separate application and pay the application fee. Applications are generally reviewed in the order received and subject to qualification standards.
Application fees are non-refundable once screening has begun.
Screening Matrix
Income Verification: W-2 employees – Recent 4–6 weeks of pay stubs, prior-year W-2 if requested, employer verification, and/or 2 months of bank statements showing payroll deposits. Self-employed applicants, business owners, independent contractors, commission-based applicants, or applicants with variable income should provide the most recent 2 years of tax returns or 1099s when available, year-to-date profit/loss statement, and 3–6 months of personal and/or business bank statements showing consistent deposits. Offer letters, employment contracts, benefit award letters, retirement statements, child support documentation, or other lawful income records may be accepted when applicable. RPM Ideal may request additional documentation when income is new, variable, inconsistent, incomplete, cash-based, or difficult to verify.
Final decisions are based on the complete screening file, not one factor alone. If a consumer report is used to deny, condition, or increase deposit requirements, RPM Ideal will provide any legally required adverse-action notice.
Animal Policy (If Property Allows Pets): Service animals and assistance animals are not considered pets and are accommodated in accordance with Fair Housing laws. Pet policies may include: Maximum of 2 pets per household , Breed and size restrictions • All pets must complete screening through rpmideal.petscreening.com, $499 additional security deposit per pet an a $49 monthly pet rent per pet

Mandatory Resident Benefit Package: All residents participate in the Resident Benefits Package for $74 per month, which may include services such as: Renters insurance liability coverage, HVAC filter delivery, Credit building program, Identity protection, Pest control benefits, Other resident services. Details are provided in the lease agreement.
Security Deposit & Lease Fees: Standard Security Deposit is typically equal to one month’s rent, but may vary based on screening results. Once approved: A holding fee equal to one month’s rent is required within 24-48 hrs. of application approval to secure the property (The holding fee will be applied toward the security deposit) and also a Lease processing fee of $99.
Lease Term/ Start Date: Minimum lease term is 12 months. Certain properties may offer longer lease options, including 18- or 24-month leases. In some cases, lease terms may be structured to align lease expiration with peak leasing seasons (typically late spring or summer) to benefit both residents and property owners. Approved applicants are generally expected to begin the lease within 15 days of approval, unless otherwise agreed. Full security deposit and First month’s rent must be paid before move in.
