RPM Ideal Tenant Screening Criteria

Application Fees: Application Fee: $75 per applicant: Each occupant 18 years or older must complete a separate application and pay the application fee. Applications are generally reviewed in the order received and subject to qualification standards.
Application fees are non-refundable once screening has begun.

Screening Criteria

Approval is based on the following factors:

1.Income Verification: Household gross income should generally be at least three (3) times the monthly rent. Income may be verified through documentation such as: Recent pay stubs, W-2 forms, 1099 income documentation, Bank statements showing consistent deposits and Employer verification. Additional documentation may be requested when necessary.

2. Employment History: Applicants should have verifiable employment or income history for at least three (3) years. Self-employed applicants may be required to provide additional income verification.

3. Residence History: Applicants should have verifiable residence history for the past three (3) years. Evictions within the past 7 years may result in denial unless the eviction was dismissed or resolved. Broken leases or landlord collections may be evaluated on a case-by-case basis.

4. Credit History: Credit reports will be reviewed as part of the screening process. General credit guidelines:
• 600 or above — Qualified
• 550–599 — May qualify with additional security deposit
• 500–549 — May qualify with higher risk mitigation deposit
• Below 500 — May result in denial

Final approval decisions are based on overall screening results, including credit, income, and rental history.

Mandatory Resident Benefit Package: All residents participate in the Resident Benefits Package for $74 per month, which may include services such as: Renters insurance liability coverage, HVAC filter delivery, Credit building program, Identity protection, Pest control benefits, Other resident services. Details are provided in the lease agreement.

Animal Policy (If Property Allows Pets): Service animals and assistance animals are not considered pets and are accommodated in accordance with Fair Housing laws. Pet policies may include:
• Maximum of 2 pets per household

• Breed and size restrictions may apply depending on the property

• All pets must complete screening through rpmideal.petscreening.com

Pet fees may include:

• $499 non-refundable pet fee per pet

• $49 monthly pet rent per pet

Security Deposit & Lease Fees: Standard Security Deposit is typically equal to one month’s rent, but may vary based on screening results. Once approved:

• A holding fee equal to one month’s rent is required to secure the property (The holding fee will be applied toward the security deposit)

• Lease processing fee: $99

Lease Start Date: Approved applicants are generally expected to begin the lease within 15 days of approval, unless otherwise agreed. Before move-in the Full security deposit and First month’s rent must be paid.

Lease Terms: Minimum lease term is 12 months. Certain properties may offer longer lease options, including 18- or 24-month leases.
In some cases, lease terms may be structured to align lease expiration with peak leasing seasons (typically late spring or summer) to benefit both residents and property owners.
