RPM Ideal Tenant Screening Criteria

Real Property Management Ideal is committed to equal housing, and we fully comply with the Federal Fair Housing Act (FFHA). We offer application forms to everyone who requests one.

Screening Criteria

Approval is based on the following factors:

  • Income Verification: Verifiable Income should be at least three (3) times the monthly rent ( needs W2, 3 months paystub, 1099s, 6-month bank statement
  • Employment: We require verifiable employment history for at least the past three (3) years.
  • Residence History & Landlord’s reference: Verifiable residence history for at least three (3) years. Any evictions within the previous 7 years will be automatic grounds for denial. Broken leases will be considered on a case-by-case basis, and an additional security deposit may be required.
  • Credit History:
    • Credit score of 620 or Greater – Qualified
    • 619 -594 (May qualify with a 30% additional Risk mitigation security deposit)
    • 593 -550 (May qualify with a 50% additional Risk mitigation security deposit)
    • 545 -500 (May qualify with an 80% additional Risk mitigation security deposit)
    • Less than 500 – Potential Ground for Denial

Animal Policy

  • Maximum of 2 pets in the household
  • Size and breed restrictions may apply
  • All pets are screened and profiled through
  • There is a one-time non-refundable Pet Fee ($499/pet) and monthly Pet Rent ($49/pet)

Fees and Deposits

  • Application Fee: $75 (Reviewed on a first come, first served basis). Each occupant over 18 must complete a separate application and pay the application fee.
  • Mandatory Resident benefit Package: $69 /month
  • Security Deposit: Standard is about 1 Month Rent
    • Once approved – The tenant to pay a Holding Fee (will go towards the security deposit)
  • Lease Processing Fee: $99
  • Start of Lease: Within 15 days after approval of the application
  • Initial Payment: A full Security Deposit and a 1-month Full rent are due before moving in, irrespective of the move-in date.If the Resident moves in during the month, the prorated Rent will be applied only for the 2nd month
